Job Description

Reports to the Project Director or assigned project leadership. Provides planning, coordination and direction for design-phase, pre-construction and construction management activities on a ground-up county office complex. Maintains budget and conducts work product with a high degree of quality, making sure to fulfill the requirements of the contract. The candidate for this position must have ground-up office experience through all phases of design and construction.

Essential Duties & Responsibilities:

    Ability to standalone with minimal oversight on a project and direct the project team.

  • Possesses design-phase, RFQ/P, bidding and construction management experience on a variety of projects.

  • Has functional knowledge of contracts, drawings, estimates, and specifications to ensure relation and compliance to construction/project requirements.

  • Ability to review and negotiate change orders.

  • Manages all aspects of construction, including close-out activities (punchlist management, warranty paperwork, as-builts and all pertinent turnover documentation).

  • Has experience with database project controls software systems.

  • Provides management support for the client to coordinate, direct and monitor activities of contractors/subcontractors, engineers, architects and related performing entities.

  • Provides project controls, cost, and performance activities and procedures support and administration.

  • Assists the project team with tracking of the construction progress/schedule, verifying field conditions against approved drawings, processing of PCO (Potential Change Orders), Submittals and RFIs.

  • Organizes and maintain all records, correspondence, contracts, research analysis, and all other material related to the design, bidding, and construction.

  • Tracks and maintain logs of submittals, RFI's, construction change documents, change order requests, and approved change orders.

  • Certifies and track monthly progress payments.

  • Coordinates special inspections with onsite contractors.

  • Evaluates and understands fundamental construction means and methods.

  • Responsible to communicate effectively with project stakeholders regarding program, design scope, budget, schedule, and construction impact.

  • Responsible for execution plan including schedule development and management.

  • Maintains project photos and daily reports.

  • Assists with scheduling of inspections.

  • Ensures project management plan and procedures manuals are developed in accordance with contract requirements.

  • Assumes the lead in project meetings, and supervises work of others to include documentation, administration, and tracking of relevant information and statuses, and follow-up on action items of all participants.

  • Prepares accident/incident reports and performs follow-up investigations.

  • Consistently follows the organization's safety policy, promoting a positive and collaborative safety culture.

  • Oversee monthly contractor payment application reviews.

  • Oversee project and program scheduling, estimating, and execution plan support.

  • Oversee quality control and quality assurance on a daily basis at the construction site.

  • Coordinates contractor close-out activities.

Minimum Qualifications:

  • Bachelor of Science degree in Architecture, Construction Management or Engineering.
  • Project/construction management experience on large ground-up office buildings and tenant improvements valued at $300M-500M.
  • Licensed Civil Engineer, Architect or Certified Construction Manager.
  • CMAR or CM/GC project delivery method experience.
  • Strong knowledge of construction contracts, drawings, estimates, and specifications to ensure relation and compliance to construction/project requirements.
  • Strong computer skills and proficiency in Adobe Acrobat, Excel and Word, and applied experience in project related systems such as accounting/cost software, scheduling programs, and documentation tracking systems.
  • Knowledge of PMS systems such as eBuilder, Procore, EADOC, PM Web or similar.
  • OSHA 10-HR or 30-HR Safety Training preferred.

Offered rate of compensation will be based on a variety of non-discriminatory factors, including education, qualifications, experience, and geographic location. The Salary range for this position is $150,000-$180,000.
