TheLead Maintenance Technician -performs and/or assists with the daily operations, maintenance and repair of plumbing, electrical and sealed refrigeration / HVAC (commercial and residential) for a facility within Decatur, GA. The technician is responsible for assuring high standards of customer service, unwavering optimism, and professionalism at all times, including timely response to and resolution of any client's requests or concerns

SPECIFIC FUNCTIONS AND RESPONSIBILITIES:

  • Perform and/or assist with the daily operations, maintenance and repair of the facility's systems for corporate facility in Decatur, GA.
  • Primary function is to support the facility's commercial sealed refrigeration / HVAC systems (commercial and residential).
  • Additional functions will include some support of the facility's plumbing, electrical and mechanicals systems along with providing support for the facility's life safety systems.
  • Daily functions will include:
  • Performing preventive maintenance duties such as changing filters, oiling motors, replacing light fixtures, inspecting, and adjusting belts, replacing motor bearings, aligning shafts, and annual inspections as directed by manufacturers.
  • Perform general maintenance requirements of buildings such as repairs to some plumbing fixtures.
  • Perform electrical duties such as changing lights, ballasts, wall outlets, switches and lighting tombstones.
  • Perform necessary daily safety inspections to include taking status readings on mechanical equipment.
  • Maintain stock inventory control.
  • Respond to all tenants inquires and complaints, verify problems and take necessary corrective action.
  • Other expectations:
    • Recommend improvements for the preventive maintenance program on an on-going basis.
    • Develop and maintain effective building specific maintenance procedures.
    • Coordinate maintenance efforts with outside contractors and technicians.
    • Respond immediately to emergency situations (fire, evacuation, equipment failure, natural or weather related, etc.) and customer concerns.
    • Comply with all applicable codes, regulations and directives related to building operations, safe work habits and promotion of sustainability.
  • Support facility's Environmental, Health and Safety programs.
  • Plumbing, appliances, garbage disposals, sink and shower fixture installation.
  • Other duties as assigned.

REQUIRED SKILLS, EDUCATION AND EXPERIENCE

  • High School Diploma or GED equivalent
  • Minimum of 3+ years of building-related trade experience
  • Proven technical, vocational, or on-the-job training in at least one of the following areas: repair of sealed refrigeration HVAC systems, electrical, mechanical, process controls, mechanical power transmissions, painting, or plumbing
  • Current Universal CFC license a plus
  • Must possess and maintain a valid Georgia driver's license
  • Knowledge of Microsoft Office Suite
  • Availability to maintain an on-call schedule and/or shift work
  • Ability to work extended periods of time without relief when responding to priority/emergency situations (including overtime type assignments)
  • Ability to meet physical requirements relating to the job: stooping, standing, climbing, and frequent lifting of a minimum of 50 pounds
  • Familiarity with building automation systems required
  • The qualified candidate will be detail oriented, able to handle multiple projects simultaneously, extremely professional, and customer service oriented
  • Proven leadership capability
  • Energy management experience
  • Good understanding of building mechanical systems
  • Good written and verbal communication skills
  • Proven record of providing excellent internal and external customer service
  • Ability to operate an asset without direct supervision
  • Working knowledge of hand and power tool operation and safety
  • Proven record of excellent internal and external customer service
  • A strong team player, service-oriented attitude, and unwavering positive outlook
  • Apartment maintenance is highly desirable.
