Function: Responsible for the process and ensures compliance of all consumer loan applications in accordance with consumer loan approvals, federal and state regulations. Requires advanced knowledge of lending, applicable banking laws, federal and state regulations, policies and lending platforms. Duties and Responsibilities:
Analyze loan-to value ratio, debt-to-income, credit report, application and examine supporting documentation to identify potential fraud or misrepresentation. Update and verifies accuracy and compliance of data input into consumer loan origination software. Satisfy, obtain and verify clearance of any pre-closing underwriting condition(s). Review consumer equity applications and accurately prepares and provide initial and re-disclosure packages within the required 3 business days from application date or changed circumstance. Reviews application and credit report for documentation by underwriting for mismatches of social security number, date of birth, address, fraud alerts and OFAC. Verify required third party reports (Property Reports, Flood Determinations, Appraisals) have been ordered. Orders Domestic Lien Searches, Title Insurance and Tax Certificates according to the consumer application approval conditions. Monitors Loan Opener email and completes requests and resolves issues. Maintains logs and reports to be used by the Consumer Lending Management. Balances and maintains the Appraisal General Ledger on a daily basis. Reporting all errors and findings and recommending ideas and actions to improve processes and procedures. Maintains proficiency in the Consumer Lending loan origination software, documentation software, Microsoft Office (Word, Excel, & Outlook), Internet searches, Core Operating System (FIS), imaging system, applicable vendor software along with the upgrades to these programs or replacement software and any other conduit available to process all orders as well as prepare required documentation. Acquires and maintains a thorough knowledge of all applicable banking laws / state and federal regulations and the Bank's Corporate & Lending Policies / Underwriting Manuals to ensure compliance. Advances knowledge through further education and/or obtaining certifications and attending training, where appropriate, on regulatory, platforms and audit issues or concerns. Assists in the training and development of Consumer Bankers, Consumer Processors and maintenance (including updates) of the Consumer Lending Processing manual to be used as both a training and reference manual. Maintains a positive and productive working relationship with all co-workers, vendors and bank customers. And demonstrates positive interpersonal skills with the ability to work independently as well as motivated to work as a team player to contribute to the success of the department and the Bank. Performs additional job duties as required including any administrative assistance to support the functions of the Consumer Operations Department.
Education Requires a high school diploma or equivalent basic academic education, plus specialized training or a two-year degree. Experience Requires two to five years of general business experience with specialized experience and advanced knowledge in lending, loan documentation, applicable related laws and regulations, including policies, procedures, lending platform, and compliance. Physical Demands Operates a keypad device, electronic equipment, office equipment: 90% of the day. Requires the use of manual dexterity skills for typing and filing up to 90% of the business day.
