Position Description

Under the direction of the Service Maintenance Manager, the Service Technician III is responsible for promptly responding to all service requests, apartment turnover preparation, and the preservation and maintenance of the property. This Lead Tech role requires a high degree of skill across multiple building trades and the ability to work independently to handle a variety of tasks related to apartment interiors, exteriors, and site grounds. The Service Technician III plays a vital role in the successful maintenance of the property through excellent customer service and a positive, productive relationship with other team members.

Responsibilities



  • Diagnose and perform repairs for appliances, carpentry, hardware accessories, masonry, painting, plaster, basic electrical, plumbing, and HVAC systems.
  • Repair and treat items such as bathroom and kitchen fixtures, doors, cabinets, walls, and building exteriors.
  • Respond to and complete all service requests and on-call emergencies in a timely and professional manner, as directed by the Community Manager or Service Manager.
  • Prepare and perform repairs to vacant apartments to be ready for new resident move-ins and inspections.
  • Have a strong working knowledge of HVAC systems, including the ability to maintain, repair, and assist with system replacements.
  • Complete or monitor vendor preventive maintenance task completion for building systems, equipment, and components.
  • Assist with implementation of the preventative maintenance program.
  • Maintain grounds and common spaces through cleaning, trash management, snow removal, sweeping, and light landscaping.
  • Maintain Maintenance shop and inventory to company standards and work with a safety mindset, including wearing appropriate PPE.
  • Prepare and make repairs for HQS inspections and audits.
  • Assist Maintenance Supervisor with technical guidance to Maintenance Tech I and II, and with contractor/vendor management.
  • Coordinate special projects as directed.
  • Available for shared 24-hour emergency maintenance rotation, weekend work, and emergency service call duties.
  • Other duties as assigned.


Knowledge, Skills, and Abilities



  • Great customer service and communication skills, including the ability to manage difficult situations professionally.
  • Ability to work independently and stay organized while handling multiple tasks.
  • Ability to read, write, understand, and communicate in English; bilingual skills a plus.
  • Basic computer skills and ability to use handheld devices.
  • Knowledge of Federal Fair Housing Laws & Guidelines a plus.
  • Proficiency with hand and power tools, cleaning supplies, and PPE.
  • Valid Driver's License and reliable transportation.
  • Strong attention to detail, organizational, time-management, and problem-solving skills.


Physical Demands & Work Environment



  • Occasionally ascends/descends a ladder to service lights and ceiling fans.
  • Frequently moves equipment weighing up to 50 pounds across sites.
  • Constantly works in outdoor weather conditions.


Education & Experience



  • High School diploma or equivalent required.
  • Trade school or minimum of 5 years of progressive responsibility in property management or hospitality, with experience in diagnostics and troubleshooting.
  • Minimum of 5 years of advanced hands-on repair experience in three or more building trades.
  • REAC/HQS experience preferred.
  • Industry-Trade certifications/Degrees (NAHMS, CAMT, OSHA, HVAC, etc.) preferred.
