This position is responsible for providing the necessary skilled maintenance of the building, equipment, pipe and electrical systems, etc. in every department, and maintenance and repairs as requested by staff and residents. |

ESSENTIAL FUNCTIONS |
The duties listed below are essential functions of the position that must be performed to effectively perform the position in at least an acceptable manner as defined by Front Porch. In the future, other duties may be assigned and may also be considered essential functions of the position. * Repairs and maintains physical structure of the Community. * Repairs and installs plumbing, gas and electric water heaters, gas furnace, and other apparatus and equipment. * Dismantles defective machines and equipment and installs new or repaired parts. Cleans and lubricates shafts, bearings, gears, and other parts of machinery. * Performs preventative maintenance procedures on mechanical equipment; inspects belts, check fluid levels, replace filters, greases bearings; repairs or replaces broken parts. * Conduct semi-annual unit inspections and common area inspections. * Prepare for NSPIRE inspections by identifying and fixing possible findings. * Sets up and operates machine tools such as lathe, grinder, drill; milling machines to repair or fabricate parts, fixtures, tools, mechanical equipment and other structures. * Performs repairs and refurbishment for resident accommodations and other structures of the facility. Visually inspects and tests machinery and equipment and performs preventative maintenance. * Completes work orders and special projects. * Perform all other related duties as assigned. |
