What this job involves: We are seeking an experienced maintenance professional with a strong background in mechanical systems to join our site maintenance team as a Planner. This role operates under minimal supervision, with the primary responsibility of planning work orders in the CMMS system for our in-house, 24x7 maintenance team. Key responsibilities also include planning for shutdowns, conducting equipment walk-downs, maintaining preventive and predictive maintenance plans, and having a solid understanding of site utility systems.
What your day-to-day will look like: Planning Function Review Daily Work Orders: Assess all incoming work orders each day. Same-Day Planning: Plan immediately for work orders that don't require a field walk-down or additional parts. Planning Details:Determine the safest and most cost-effective method, ensuring quality standards for the serviced department. Identify the asset or functional location. Assign the primary crew code and work type. Use General Facilities Maintenance (GFM) for non-asset work only. Ensure Corrective Maintenance (CM) pertains to an asset. Confirm Condition Operations (CO) if the asset is operational. Use Emergency Maintenance (EM) to gather information. Scope Verification: Confirm the work scope and check for duplicate work orders. Labor and Job Planning:Define labor requirements and prepare job plans from the library or create job-specific plans. Highlight safety and quality expectations in job tasks. Hours and Parts Management:Estimate required hours and manage inventory or one-shot parts as needed. Verify the accuracy of parts in one-shot requests. Completion and Coordination:Set a target completion date based on backlog, work priority, and parts delivery. Identify necessary permits, shutdowns, customer contact, and work dependencies as required. Complete Job Hazard Analysis (JHA) pre-work as needed. Ensure all necessary abbreviations are included in long descriptions. Field Walk-Down Protocol:Conduct field walk-downs without technician assistance when possible. Be present if a technician is necessary for tasks like confined spaces or shutdowns. Supervisor Consultation: Consult with the supervisor if a technician requests specific parts, work scope, or tools for follow-up before making adjustments. Planning Quality: Ensure plans are clear, complete, and concise. Review Exceptions: Examine work order exceptions for additional parts, incorrect scope, or discrepancies between actual and estimated hours. Timely Planning: Complete all work through planning within 7 days of receipt. Scheduling Consideration: Recognize that technician assistance for planning can disrupt schedules. Asset Management Field Walk-Down Data Collection: Gather missing asset information during field walk-downs. Asset Information Updates: Add technician-provided information to assets, spare parts, and job plans. PM Job Plan Adjustments: Update PM job plans in Maximo following supervisor approval of the work order. One Team Regular Meetings: Schedule regular meetings with the supervisors you support. Morning Toolbox Meetings: Participate in daily morning toolbox meetings to ensure alignment and communication. Work Schedule: Monday through Friday, 7:30AM - 4PM Desired or preferred experience and technical skills: Life Sciences/Medical Facility Experience: Experience working in a life sciences or medical facility environment is an advantage. Preventive Maintenance (PM) Experience: Familiarity with creating and adjusting preventive maintenance plans and procedures. Supervisory Experience: Experience consulting with supervisors and adjusting plans based on team feedback. Multitasking Ability: Capacity to manage multiple responsibilities, including scheduling, asset management, and planning coordination. Technical Aptitude: Proficiency in using software tools for maintenance planning and data collection. Required Skills and Experience CMMS Proficiency: Strong experience with Computerized Maintenance Management Systems (CMMS), especially in planning and scheduling work orders. Mechanical Systems Knowledge: Comprehensive understanding of mechanical systems, including experience in maintenance and repair. Field Walk-Down Expertise: Ability to conduct independent field walk-downs and gather necessary asset data. Job Planning Skills: Proficient in developing job plans that are clear, complete, and aligned with safety and quality standards. Problem-Solving Ability: Strong analytical skills to assess work order exceptions and make necessary adjustments. Communication Skills: Effective verbal and written communication skills to liaise with technicians and supervisors. Time Management: Ability to prioritize tasks and manage time effectively to meet planning deadlines. Attention to Detail: Keen attention to detail for verifying parts, ensuring proper documentation, and maintaining data integrity. Team Collaboration: Demonstrated ability to work collaboratively with maintenance teams and participate in regular meetings. These skills and abilities ensure effectiveness in the role of a CMMS Planner, supporting a 24x7 maintenance team while maintaining high standards of safety, quality, and efficiency. |
