Responsible for the management and operation of the properties and staff as directed in accordance with the standards and procedures of JLL. Develop, Implement, Manage and maintain overall site services, performance, processes, and quality standards for services. Strive towards innovation of services offered, assist with lowering cost of delivery, and works with suppliers to integrate the service into operations while dramatically enhancing the facility experience. Facilities Management Provide leadership and direction for the efficient operations and maintenance of all facility electrical, mechanical, structural, and life safety. Analyze trends and utilize data to anticipate and proactively address issues in the client environment. Demonstrated success directly interfacing, with client senior management, vendors, and throughout all levels of the organization. Effectively utilizes data and analytics in the communication of solutions and decision making. Responsible for performance of team of technicians over multiple shifts or a large-scale facility to perform maintenance and repair on client equipment and facilities systems. Establish and maintain a safety-first culture by promoting and driving safe work practices timely training, best practices as well as delivering rewards and recognitions to promote safe behavior. Drive performance as measured by client's Key Performance Indicators Oversee daily operations of sites including setting priorities on work to be performed in collaboration with Facility Manager objectives Manage PM work orders for ongoing inspections and regularly scheduled maintenance Conduct planned inspections of the sites to check the level of services provided. These inspections should serve as an assurance of quality on the perception of service as indicated by the surveys received from the users and the contractor. Any and all other duties and tasks assigned. Vendor Management Closely monitor work requests communicated by JLL, the client and vendors. Continuously raise the bar in vendor quality and service while reducing overall costs. Hold vendors accountable for delivering high quality service per contract scope of work. Partners with vendors to continuously improve service quality and resolve/troubleshoot service issues. Client Service/Satisfaction Develop and maintain positive client relationship. Conflict resolution and solution analysis. Genuine service-oriented individual that is focused on the customer experience and able to provide continued monitoring of established quality procedures, resolve internal quality issues and customer complaints concerning product and or service dissatisfaction. Compliance Provides contract compliance management and quality control. Responsible for JLL Engineering compliance program. Familiarization with applicable codes, comply with specifications, and ensure standards are met within the scope of company policies and procedures, and in compliance with all federal and state regulations. Budgeting/Reporting Preparation of detailed budgets for operations. Preparation of regular and ad-hoc reports. Qualifications: Education/training, Bachelor's Degree in a related area or equivalent combination of education and experience. Candidate must possess and maintain a valid state driver's license, and perform Vehicle Safety Inspection Minimum 7-10 Years of relevant experience. Proficient in MS Office, and MS SharePoint Computer proficiency in CMMS (Work Order) systems Strong technical knowledge of building systems. Ability to multi-task and effectively organize responsibilities to achieve goals and objectives. Self-motivated and ability to work independently. Financial acumen to manage budgets for projects and operations. Physical Work Requirements/Conditions: Lifting up to 60 lbs. Working from heights. Frequently climbing, bending, lifting, kneeling, stooping, and working/extending overhead. Working in adverse conditions (i.e., extreme cold, extreme hot). Driving for long periods of time. Climbing a ladder up to 30 feet. Being able to sit and type for longer periods of time. |
