Job Description

Essential Duties & Responsibilities:

Standalone Senior Project Manager responsible for coordinating the procurement, design, permitting, and tenant improvement construction of 15,000sqft Food Services Building under HCAi jurisdiction. Scope of Duties include, but are not limited to:

    Coordinate pre-construction services such as constructibility reviews of design documents, review cost reconciliations, develop Div 0 & 1 documents for contractor procurement.
  • Procure design build entity.
  • Manage development of design including coordination with County stakeholders.
  • Run and document project meetings during design and construction.
  • Manage the RFI, Submittal and RFI processes and logs.
  • Review as-built set of drawings and specifications.
  • Evaluate and negotiate PCOs.
  • Review schedules and pay apps to make a recommendation to the owner for acceptance or rejection.
  • Evaluate and understand basic construction means and methods and develop a QA/QC program.
  • Observe/monitor contractor's work in the field; prepare daily reports including progress photos at a 24/7 operational facility.
  • Prepare weekly and monthly progress and financial reports to client.
  • Facilitate stakeholder review and acceptance.
  • Facilitate plan reviews and coordination with AHJs, especially HCAi.
  • Oversee the owner movein process, including furniture procurement.
  • Manage Cx, closeout, and turnover packages.

Minimum Qualifications:

  • 4-year degree in Construction Management, Engineering, Architecture, or equivalent required.
  • Minimum 5 years experience as a Sr. Project Manager with design and field experience.
  • Minimum 3 years experience with HCAI projects.
  • Experience with public works projects.
  • Experience with design-build or progressive design-build.
  • Knowledge of construction contracts, drawings, estimates, and specifications to ensure compliance with construction/project requirements.
  • High level of integrity and commitment to project success
  • Excellent writing skills for clear and concise communication to team members
  • Excellent issues management skills with the ability to track issues to resolution
  • Ability to meet deadlines and be proactive in analyzing the project and next steps to achieve success.
  • Good organizational skills and ability to plan setting short and long term goals
  • High level of attention to detail and documentation of deliverables.
  • Attention to communication protocols with all project team members, e.g. clients, consultants, contractors, subcontractors, etc.
  • Experience with permitting with local authorities having jurisdiction
  • Strong leader of the project team, identifying roles and responsibilities of various team members, e.g. Owner, User Groups, Architect, Contractor
  • Strong negotiation skills, especially for construction issues and PCOs.
  • Proficiency in Bluebeam, MS Project, Adobe Acrobat, Excel, and Word

Offered rate of compensation will be based on a variety of non-discriminatory factors, including education, qualifications, experience, and geographic location. The Salary range for this position is $150,000-$185,000.
